the portion of the farmhouse for sale develops on the first and second (top) floors. On the ground floor there is (located right at the base of the original tower of the 1400s) the entrance from which the stone stairs immediately depart, leading to the first floor (there are only 16 steps) and then continue to the second floor.
Each floor has its own entrance door, so the unit can easily be divided into two independent units.
FIRST FLOOR:

– Grand hall of 90 square meters, with a table for 25 people, beamed ceiling, large and spectacular period fireplace in working order

Conditions. The unit has been restored with the preservation of all the original architectural elements.
It needs to be refurbished in some rooms but is generally in good condition.
The roof has been redone and insulated. Boiler replaced only 2 years ago, powered by LPG (single donut for the 5 condominiums, each with its own meter).
The villa has undergone an anti-seismic structural verification by the Municipality technicians and no anti-seismic intervention is necessary.
Cellars and warehouses. On the ground floor there are exclusive cellars for each residential unit (the one pertaining to the unit covered by this sheet is remarkably large and has both lighting and a water tap), as well as a very large common area, which originally housed wine business, and which is currently divided into equal areas for the exclusive use of the various condominiums, who use it as an additional deposit or “cellar”.
The park. It measures almost 2 hectares, and almost everywhere has beautiful panoramic views of the lake and the green hills that surround it with large and well-kept lawns, which reach the edge of the wood.
The park is entirely condominium, but the 5 condominiums, with an unwritten gentleman agreement, have agreed on a portion for exclusive use for each. The portion agreed for the unit covered by this sheet measures 400 square meters, is a few steps from the entrance to the unit, and is equipped with light and water points,
Parking spaces: the park of the villa offers unlimited parking spaces. Each of the 5 owners is contractually entitled to 2 exclusive parking spaces, but – given the size of the available space – they have never been assigned, and each park freely. Any guests can also park at will.
Background. The central body of the villa is a tower from the 1400s, which was the last bastion of the Guelphs.
Then it was used as a school (and according to some, previously, as a convent), and, subsequently, it became a noble residence (Marchesi Gerini).
Today it is divided into 5 residential units (3 on the ground floor, 2 on the upper floors).
Cost of the condominium: approximately € 1,000 per year.
